SET, a contemporary arts organisation and registered charity, is offering office space at its new 140,000 sq ft cultural centre, SET Vauxhall, on the Thames.
Alongside providing affordable studios for artists and community groups, around 5,000 sq ft is available for charities, community organisations, and arts projects who can contribute a little more. This helps SET keep studios accessible for those who need them most.
Who SET is looking for
1) Charities, community organisations, and arts projects (not commercial businesses)
2) Groups with stable finances, who want to support the wider SET community by paying a higher rent
3) Organisations that value being part of a shared building with hundreds of artists and cultural projects
The offer
1) Studios/offices at £1.60 per sq ft per month
2) Plus an additional £1.60 per sq ft per month service charge, covering utilities, rates, WiFi, and management
3) Flexible options across the building, depending on your needs
By choosing to pay this higher rent, you’ll be helping to make SET Vauxhall possible, ensuring that hundreds of artists and small organisations can continue their work affordably in central London.

About SET
SET is a contemporary arts organisation and registered charity that transforms vacant buildings across London into vibrant spaces for experimental culture, collective making, and community. Founded in 2016 by artists, SET now runs city-wide centres shaped and sustained by the communities who inhabit them.
Each year, SET hosts exhibitions, performances, workshops, film screenings, music events, talks, residencies, and social projects, championing experimental and underrepresented practices. Alongside its multidisciplinary programme, SET provides some of London’s most affordable studios, supporting over 800 artists across its centres.
By reinvesting all income into operations and programmes, SET ensures accessibility, affordability, and stability for artists, while advocating for systemic change in collaboration with London’s Affordable Artists’ Studio Network (LAASN).
